Absentee is a context signal, not a verdict
A mailing address mismatch can indicate investor ownership, inherited property, relocation, or long-distance management. It does not always mean immediate intent to sell.
The signal becomes more actionable when layered with tenure and distress events. That is why Nestiq treats absentee as part of a multi-signal ranking rather than a one-field trigger.
How Nestiq computes absentee status
At enrichment time, mailing fields are normalized and compared against parcel address fields. The resulting absentee flag is stored in parcel feature snapshots and reused in score computation.
Because county source quality varies, review workflows still matter. Suspicious or ambiguous matches can be moved to manual review before outreach is escalated.
Operational best practices
Use absentee as a prioritization multiplier, not as a final lead list. Pair it with top-percentile score bands and recent signal activity to reduce wasted touches.
Track progression through NEW, SAVED, QUALIFIED, and WORKED stages so you can measure whether absentee-heavy cohorts actually convert better in your market.
